Monthly Management Fee

- 10% for portfolios with fewer than 8 properties.  

- 8% for portfolios with 8 or more properties.

Vacant Property Policy

- No fees while your property is unoccupied.  

- Management fees only apply when a tenant has been secured and rent is being collected.  

Property Inspections 

- Quarterly inspections are included at no additional cost.  

New Tenant Placement

- If MLS advertising is needed, the leasing fee is **one month’s rent**.  

- If we secure a tenant without a cooperating broker, the fee is reduced to **half a month’s rent.  

- For occupied properties, only the standard management fee applies—no setup charges.  

Lease Renewals

- Zero fees for renewals.  

- Whether a tenant extends for one year or five, we handle lease drafting and paperwork at no cost.  

Eviction Protection

- Guaranteed six-month tenant protection: If a tenant defaults within this timeframe, we cover the eviction filing fee and secure a new tenant at no charge.  

- Our tenant screening process is designed to minimize risk.  

- In the rare event of an eviction, we work with specialized attorneys who offer **discounted rates**, with fees paid directly to them.  

Maintenance & Property Upkeep

- Access to a network of trusted contractors offering competitive pricing.  

- You retain full control over hiring decisions and budget.  

- We coordinate, oversee, and inspect all third-party work to ensure quality service.  

One-Time Setup Fees

- None. Adding new properties to our system is completely free.  

Legal Services 

- Routine legal notices, notarized documents, and written communications are included.  

- For more complex legal matters such as evictions, we provide **discounted attorney quotes.  

Additional Included Services

- Standard brokerage services (negotiable rates apply).  

- Monthly financial statements and ACH payments.  

- Online rent collection and a secure portal for owners and tenants.  

- 24/7 emergency response and full-spectrum tenant management.  

- Secure property showings from 9 AM to 9 PM.  

- Year-end reports with 1099 filings.  

- Escrow services included.  

- Foreign investor support, including maintaining a U.S. address and assisting with federal/state reporting.
