Property Inspections
- Quarterly inspections are included at no additional cost.
New Tenant Placement
- If MLS advertising is needed, the leasing fee is **one month’s rent**.
- If we secure a tenant without a cooperating broker, the fee is reduced to **half a month’s rent.
- For occupied properties, only the standard management fee applies—no setup charges.
Lease Renewals
- Zero fees for renewals.
- Whether a tenant extends for one year or five, we handle lease drafting and paperwork at no cost.
Eviction Protection
- Guaranteed six-month tenant protection: If a tenant defaults within this timeframe, we cover the eviction filing fee and secure a new tenant at no charge.
- Our tenant screening process is designed to minimize risk.
- In the rare event of an eviction, we work with specialized attorneys who offer **discounted rates**, with fees paid directly to them.
Maintenance & Property Upkeep

- We coordinate, oversee, and inspect all third-party work to ensure quality service.
One-Time Setup Fees
- None. Adding new properties to our system is completely free.
Legal Services
- Routine legal notices, notarized documents, and written communications are included.
